(01)  Denver, North Carolina

Built for Denver ground.

Denver sits on the west shore of Lake Norman in Lincoln County, and it has grown quickly — the Westport and Sailview side of town in particular. We cross the lake for work here regularly, and the projects tend to look like Huntersville's in scale with Cornelius's slope problems near the water.

Being a different county matters for one practical reason: permitting and inspection go through Lincoln County rather than Mecklenburg, which changes who we talk to but not how we build.

(02)  Local conditions

What building in Denver involves

West-shore light. Lots on this side of the lake catch the afternoon and evening sun off the water. It is worth designing around: a patio that is glorious at seven in the evening in October can be unusable at four in the afternoon in July without shade built into the plan.

The same clay, the same rules. Lincoln County soil behaves like Mecklenburg's — Piedmont clay that moves with moisture. Base depth, compaction and drainage matter exactly as much here.

Golf course and lake communities. A good share of the work here is in planned communities with architectural guidelines. We are comfortable providing the drawings and specifications a review committee needs.

(03)  What we build in Denver

The full outdoor room, one contractor.

Every project runs concept to construction under our own project managers, so there is one company holding the design, the build and the warranty.

(05)  Denver questions

Asked often.

Do you cross the lake to work in Denver? +
Yes. Denver and the west shore are part of our regular service area, and we work there as often as we do on the Mecklenburg side.
Is permitting different in Lincoln County? +
The authority is different — Lincoln County rather than Mecklenburg — but the standards we build to do not change. We handle the process either way.
Can you work with my community's architectural committee? +
Yes. We provide drawings, material specifications and photographs of comparable work, which is normally what a review committee asks for.
