Denver sits on the west shore of Lake Norman in Lincoln County, and it has grown quickly — the Westport and Sailview side of town in particular. We cross the lake for work here regularly, and the projects tend to look like Huntersville's in scale with Cornelius's slope problems near the water.
Being a different county matters for one practical reason: permitting and inspection go through Lincoln County rather than Mecklenburg, which changes who we talk to but not how we build.
(02) Local conditions
What building in Denver involves
West-shore light. Lots on this side of the lake catch the afternoon and evening sun off the water. It is worth designing around: a patio that is glorious at seven in the evening in October can be unusable at four in the afternoon in July without shade built into the plan.
The same clay, the same rules. Lincoln County soil behaves like Mecklenburg's — Piedmont clay that moves with moisture. Base depth, compaction and drainage matter exactly as much here.
Golf course and lake communities. A good share of the work here is in planned communities with architectural guidelines. We are comfortable providing the drawings and specifications a review committee needs.
